Want to Sell Your Home Quickly?
Here are 5 tips to help you sell your home faster.
1. Make all the necessary repairs.
Even minor things like a leaky faucet or chipped paint on a baseboard can be a deterrent to buyers. They may feel like you have not maintained the house in other ways if they see minor flaws. So, take the time to look around your home with new eyes and repair that fence, check the light fixtures, and fix all those little things you have been putting off.
2. Remember that curb appeal matters.
Admit it: First impressions matter. Be sure the paint on the exterior is in good repair. Trim overgrown bushes and trees. Plant flowers. Make sure the grass looks great. Yes, you may have to spend some money, but it’s money well spent if it get potential buyers in the door. Plus, if your house is in great shape on the outside, buyers will assume it’s in great shape on the inside as well.
3. Stage the house.
Your goal is to make your home look like it was ready for a photo shoot for a magazine. Staging involved de-cluttering, deep cleaning, and removing all personal items (like family pictures on the wall). You may want to simplify some rooms and re-arrange the furniture. If you lack Martha Stewart’s touch, you may want to hire a professional stager. The bill could run a few hundred dollars up to several thousand. Ask us and we can direct you to an accredited staging professional.
4. Set the price right.
We can help you with the right price to ask for your home. Price it too high, and no one will be interested. It’s important to know what your competition looks like when you’re selling a home. If most of the homes in your area have hardwood floors and yours doesn’t, you’ll need to set your price lower (or upgrade your flooring to get that higher price). Or the reverse is true. If you have upgrades that the others in your area don’t have, you can point out your extra features and explain that is why;; your price is higher.
5. Spread the word.
Even before you post that “For Sale” sign, you should post on Facebook, Instagram, and Twitter that you will be putting our house on the market soon. Tell everyone you talk to, also. Sometimes just spreading the word may find someone who has been secretly longing for your home and jump at the chance to buy it.
